Plans Submitted for Newcastle’s Tallest Building
Plans have been submitted for a 28-storey apartment block that could become Newcastle’s tallest building. The proposed structure, designed by the renowned Ryder Architecture, would stand at an impressive 293ft (89.5m), significantly exceeding the plot’s designated height limit by 196ft (60m).
Ryder Architecture, known for their innovative and sustainable designs, have envisioned a building that not only stands tall but also offers a high-quality living experience. The main structure would house 192 flats, a rooftop lounge, and a sky garden for residents.
The development is part of the Helix project on the site of the former Scottish and Newcastle Brewery. The plans also include a smaller 18-storey building, which would accommodate an additional 128 flats and a ground floor café.
However, the proposed height of the main building surpasses the maximum limit set in the Helix development’s master plan. Developer Legal and General (L&G) argues that the size of the project is necessary for financial viability and that the site’s benefits significantly outweigh any potential harm to the area.
The 24-acre former brewery site is currently being redeveloped to include hundreds of new homes, offices, and research space, expected to create over 4,000 jobs. Meanwhile, the Gainford Group is anticipated to submit plans for a 37-storey building on the site of the former Premier Inn on New Bridge Street.
Newcastle City Council stated that it’s not unusual for buildings to exceed the height set out in a master plan. Developers can submit applications that don’t comply with the framework, but they must justify their reasons. The council will make a decision on the plans at a later date.
This ambitious project, if approved, would further enhance Newcastle’s reputation as a world-class place to live, and add another landmark structure to Ryder Architecture’s portfolio.
